- It should be a wise financial investment
- It must be affordable
- Is it going to appreciate?
- Location:
- I would prefer for it to be in College Place (preferrably near the college), though I would consider outer CP or (west) Walla Walla.
- It should be in a somewhat quiet area. I would rather it not be on "busy College Ave" but would still consider those options.
- Bedrooms
- It must have a minimum of 2 bedrooms. I think I would like 3 or 4, though, so I can rent them out.
- The bedrooms need to be decently large
- A yard of some sorts
- Bathrooms
- Preferrably 2 bathrooms, if there are >2 bedrooms, to make it easier to rent and give more privacy
- I don't mind if there cosmetic problems (like needing to be painted) but I don't want any huge maintenance tasks pending (like a new roof)
- Kitchen must be decent
- Air conditioning

- How many points are charged?
- If I pay more points, how much will interest rate decrease?
- Do I need to pay mortgage insurance?

- Can I prepay without prepayment penalties?
- What's the fee for late payments?
- What are the escrow requirements?
- How much of the insurance must I prepay?
- How much of the property taxes?
